Terms of sale

The terms for what I sell through Polar: QuietMap address reports and passes, and White Hat Harbor Pro for the Chrome extensions. Last updated 4 October 2026.

Who sells what

White Hat Harbor is the trading name of Michael Costa. I make the products on this page and support them. Polar sells them as the merchant of record: when you pay, you buy from Polar, which charges your card, handles sales tax and VAT, emails the receipt and any license key, and runs the customer portal where you find your keys and cancel subscriptions. The purchase itself is covered by Polar's Buyer Terms. Your right to use the product comes from me, under these terms. On payment, billing and taxes, Polar's terms win where the two differ.

Prices are in US dollars, before any tax Polar adds at checkout. The hunt pass and Pro renew automatically at the end of each month or year until you cancel. Cancel any time in Polar's customer portal: there are no further charges, and the pass or Pro keeps working to the end of the period you paid for.

What QuietMap is, and isn't

A QuietMap score and report are an estimate built from public data, not a measurement or an inspection:

Use it as one input alongside a visit at night and questions to the landlord or agent, not as the reason to buy, rent or pass on a home. It isn't an appraisal, a home inspection, a sound survey or legal advice.

License keys

The day pass, the hunt pass and Pro come with a license key from Polar. The key is for you: use it on your own computers, browsers and browser profiles. Each browser you open QuietMap in with a pass counts as one device: a day pass works on up to 2 at a time and a hunt pass on up to 3. To move a pass, use "Forget this key" in a browser you're done with, or free a device in Polar's customer portal. Don't publish the key, share it with other people or resell it. Polar ends a key on its own when a day pass's 24 hours are up or a subscription ends. I may also revoke a key, or turn off a report link, when its purchase is refunded or charged back, or when a key has been shared publicly.

Acceptable use

Changes to the products

I improve the products over time: the data is rebuilt, features are added, and things that stop working get fixed or removed. QuietMap depends on public data and the extensions on Chrome, Zillow's, Redfin's and Realtor.com's pages, Polar and Cloudflare, and a change on their side can break a feature until I adapt. A new price applies to new purchases straight away and to an existing subscription only from a renewal after I've given notice. If I stop selling a product, I'll cancel its subscriptions so nobody is charged again and refund the unused part of the current period.

No warranty

The products are provided "as is" and "as available". To the extent the law allows, I disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose and non-infringement. I don't promise that the data is complete, current or right for any one address, or that the service will never be down.

Limit of liability

To the extent the law allows, I'm not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, data or opportunities, including a decision about a home made with QuietMap. My total liability for any claim about a product is limited to what you paid for it in the 12 months before the claim.

Nothing in these terms takes away rights you have under the consumer protection laws where you live.

Ending

You can stop using a product at any time; cancel a subscription in Polar's portal so it doesn't renew. I may end your access if you break these terms, for example by sharing a key publicly or scraping the data.

Governing law

These terms are governed by the laws of the State of New York, United States, without regard to its conflict-of-law rules. Your purchase from Polar is governed by Polar's Buyer Terms.

Changes to these terms

I'll post changes on this page and update the date at the top. A change applies to purchases made after it's posted, and to a subscription from its next renewal.

Pull Request Status Sync for Jira is sold by Atlassian under its Marketplace terms and its own terms of use. The Apify Actors are sold and billed by Apify under Apify's terms. Echidna Web Data is free and MIT-licensed.
